The summer market is here — and while things remain competitive, we’re seeing more breathing room for buyers compared to the peak frenzy of past years. Inventory remains tight, but homes are spending a little more time on the market, and pricing trends are steady to slightly up.

Here’s how Fairfax and Loudoun County stacked up in May:

📍 Loudoun County
• Median Sales Price: $750,000
• Average Days on Market: 12 (up from 8 last year)
• New Listings: Down 14.5% year-over-year
• Months of Inventory: 1.04

📍 Fairfax County
• Median Sales Price: $775,000
• Average Days on Market: 11 (up from 9 last year)
• New Listings: Down 16.9% year-over-year
• Months of Inventory: 1.13

What it Means:

  • Sellers: Well-prepared, well-priced homes are still commanding attention — but buyers are more discerning than they were a year ago. Presentation and strategy are everything.

  • Buyers: With slightly longer days on market and fewer bidding wars, there’s room to negotiate. Rates are still high, so smart offers matter — and that’s where we come in.

    Switch blades to spin counterclockwise and remove dust buildup.

  • Power Wash Outdoor Surfaces
    Freshen up decks, patios, siding, and driveways.

    Look for leaks, broken heads, or uneven watering

  • Clean Out Gutters

This month, we’re shining a light on one of the bravest decisions a client made — to walk away.

After a whirlwind home search, our client found a property that seemed to check all the boxes. They made a strong offer, went under contract quickly, and were full of hope. But as the inspection unfolded, red flags started to emerge — costly repairs, unclear disclosures, and concerns that couldn’t be ignored.

It wasn’t an easy decision. There was emotional investment, time, and excitement already poured into the process. But after careful review and honest conversations, we made the call together: this wasn’t the right home.

Backing out of a contract isn’t the glamorous side of real estate, but sometimes it’s the smartest move — and in this case, it absolutely was.
