Welcome to this month's real estate update. As of April 4, 2025, we've gone through the latest MLS records to give you the scoop on the current trends compared to this time last year (this info is specifically from Loudoun County, but the trends are similar through out our DC/Metro region).
Key Market Highlights
New Listings: We saw 611 new listings, which is up by 31% from March 2024. This jump shows sellers are making moves, which we expect this time of year.
Closed Sales: There were 401 homes sold, a 13% boost from last year. This bump shows strong demand and a lively market scene.
Active Listings: With 603 active listings, there’s been a big 43.9% increase. This gives buyers more options, which could lead to a more balanced market.
New Pending Sales: We had 532 new pending sales, up by 23.1%. This is a great sign that buyers are still keen and the market's humming along.
Median Sales Price: The median price hit $810,000, an 8% rise from March 2024. This shows that property values in Loudoun County keep going up!

The real estate scene in Loudoun County is looking strong across the board. More new and active listings suggest sellers are jumping in to make the most of the current market. Meanwhile, the rise in closed and pending sales shows buyers are still very interested!

This initiative aims to reduce energy consumption and can save homeowners $600 to $700 over the bulbs' lifespan. Switching to LED bulbs saves customers about $100 annually. With a lifespan of five to six years, the total savings can reach $600 to $700, making it a smart choice for lowering energy bills!
Despite its benefits, the program spreads mainly by word of mouth. Virginia requires Dominion Energy to run this program to cut statewide energy use. Contractors across the state help distribute and install the LED bulbs, with reimbursement from Dominion Energy, ensuring the service is free for homeowners.
