February Market Forecast

As we move deeper into 2026, the Washington, D.C. Metro housing market continues to show signs of stabilization, with patterns that feel more familiar and predictable than what we experienced over the last few years.


For Buyers
Inventory across the region is gradually improving, giving buyers more options and a bit more breathing room than in early 2025. While demand remains strong, especially for well-priced single-family homes, the market is no longer moving at the frenzied pace we saw during the peak years. Buyers are taking more time, asking thoughtful questions, and making decisions with long-term plans in mind.

For Sellers
Sellers, on the other hand, are benefiting from sustained buyer interest, particularly in desirable locations and well-maintained homes. Pricing remains resilient, but success is increasingly tied to strategy, preparation, and presentation rather than simply listing and waiting for offers to roll in.

Looking ahead, we expect the D.C. Metro market to remain competitive but balanced, with opportunities on both sides for those who are informed, prepared, and guided by local expertise. As always, real estate remains hyper-local, and understanding what’s happening in your specific neighborhood matters more than any headline!

February Home Maintenance Checklist

February is a great month to check in on how your home is handling winter and get a head start on early spring prep.

Inspect ceilings and walls for water stains
Snow and ice can reveal slow leaks around roofs, chimneys, and windows. Catching them early can prevent bigger repairs later.

Check attic insulation and ventilation (if you have an attic)
Proper insulation helps prevent ice dams and keeps heating costs in check during colder months.

Clean and inspect bathroom exhaust fans

Stepping Outside Our Comfort Zone

Growth doesn’t happen when everything feels easy and familiar… right?

This month, we decided to step outside our comfort zone and lean into something new by refreshing our look and investing in a branding photoshoot.

We spent time behind the camera with our new bestie, Jamie Sutera, and while it definitely pushed us out of our usual routine, we couldn’t be more excited about what’s to come! We’re already looking forward to incorporating these updated images into our upcoming marketing, communications, and client resources.

Trying something new can feel uncomfortable, but it’s often where the most growth happens.
